Tim Graham (BSc Land Management, 2005) Director, West End Investment - Jones Lang LaSalle profiles his career to dateTim Graham

With most of my immediate family in the advertising industry, becoming a surveyor was not an obvious career choice for me. After leaving secondary school, I decided to explore my options and secured an internship working in the City Investment team at Jones Lang LaSalle.

With next to no knowledge of yields, or indeed the City Investment market, I was certainly thrown into the deep end and I had to get to grips with property terminology pretty quickly. From day one, I was genuinely amazed at the scale of the projects and the calibre of the clients the team were involved with. This quickly confirmed my interest in property as a long term career and after working in the team for one year, I applied to study at the University of Reading, where a large proportion of the team had studied themselves. I had a fantastic time at Reading and three years later I graduated with a BSc in Land Management.

As a graduate, I worked for LaSalle Investment Management assisting with five UK based, multi-sector funds. I was involved with both the asset management and investment management sides of the business and frequently visited properties within the funds to help with annual strategies. The varied nature of the assets under management meant that I might be inspecting a shopping centre in Wales one day and a car showroom in the midlands the next. This work was both exciting and challenging and I was involved in a wide range of projects from start to finish including property acquisitions, lease renewals, rent reviews, quarterly reports, annual strategy reports and year end valuations

My next move was to the West End Investment team at Jones Lang LaSalle, where I have remained since. My role involves advising on acquisitions and disposals of investments and developments in the West End of London. The London investment market is extremely diverse and as a result, I have a broad variety of clients ranging from UK institutions, sovereign wealth funds and private investors from both the UK and overseas.

Working for a global business brings great opportunities and I am lucky to have been involved with a number of high profile sales instructions including One Berkeley Street in Mayfair and 90 Long Acre in Covent Garden - both of which attracted huge interest from global investors. We have recently advised two sovereign wealth funds on the acquisitions of two trophy assets in the St James's and Victoria sub-markets. Both of these funds were seeking to invest in London to benefit from the long term wealth preservation and capital value appreciation that the West End offers, relative to other global investments.

I have learnt along the way that it is crucial to make the most of any opportunity presented to me, to meet new people and work on new projects, especially those that push me outside of my immediate comfort zone. I have always said to myself that if I don't, someone else will!

Relationships are fundamental to success in any career, and the ability to both strengthen existing relationships and develop new relationships is key. Being a part of RREF and indeed a part of the wider University of Reading alumni, provides great opportunities to network within the industry and to become involved in popular events such as the annual RREF dinner and the crucial Reading vs Brookes annual rugby match!
